Strangely, BC offers the best deferral by far. AB rate is now 3.95% and you must be 65+

You need to have 25% equity to qualify in BC and AB.

I could not get a low interest 1st mtg without paying off the tax deferral balance because the bank said they needed to be in 1st position even though the mtg was not even 10% of the home's value. Sounds like your institution doesn't care. Could you give me contact details?

Well, to be clear, my branch provided that authorization without checking with head office first, so that could've been a mistake. However, the institution that I worked for was HSBC Bank Canada. sf-cool
